Makes Being A Remote Landlord Easy!

I love using Avail and I have recommended it to family and friends who have rental property.

Avantages

Avail helps me manage my properties from hundreds of miles away. The system allows me to advertise vacancies, accept applications, check backgrounds, create and sign leases, and collect rent—all remotely.

Inconvénients

The initial set up for my tenants’ payments was a little buggy, but customer service was very helpful. No future issues.

Great for rental properties

Avantages

I like that it is affordable and makes it easy for tenants to pay online. Most rental properties I am aware of are difficult for communication and you need to mail a check or drop it off. It's also great for creating and signing leases without having to worry about meeting or mailing paperwork back and forth.

Inconvénients

The interface seems a little cluttered, but that could simply be because I don't use all of the functionality. I do "x" out of some recommendations and such that seem to always come back.

New Landlord

Property management with excellent communication.

Avantages

Keeps track of everything and communicates effectively with both tenant and landlord. I am new, but with this software I am very confident that I am doing it right.

Inconvénients

Some tenants may feel that the payment due date reminders are a little aggressive. For example, two notices are sent in advance of each month's rent payment. Probably not a bad idea but I think that I would be annoyed if I were on the receiving end.

As for the tenant notifications, I do sincerely apologize for any hassle this may have created. Many landlords have noted that rent reminders aren't sent enough which is why we do send those before the due date, but I totally understand how it could be frustrating.

glitch with website

The last two times I have updated my payment method for Autopay, it did not save. Please fix.

The website is very easy to work with, it’s doing 80 % of my work. The website works with another rentals websites and it’s posting al my rentals everywhere by it self.

Highly Recommend

It’s been less than a month using Avail and I have been extremely satisfied along with my tenants. The system walks you through every step easily with clear instructions. Customer support has been courteous, patient, fast and helpful.

Avantages

The online payments are quickly deposited, document organization and tenant interaction keeps communicating professional are the reasons I chose Avail.

Inconvénients

There isn’t a feature (yet) to upload my documents to send to tenants for signature. It has to be done externally and then uploaded into Avail. I wild like an email tab to quickly send emails to tenants instead of where it’s located now.

Easy Collection Process

Avantages

The Avail software has a very easy sign up process. Once I signed up, and entered my property information an email was sent to my tenant. This convenience makes the rental collection process a breeze. If one qualifies for a fast pay account, rent payments are deposited the next day! I have yet to find another service that offers this great feature.

Inconvénients

There seemed to be an issue with my tenant's payment. For some reason the payment did not process. This resulted in my landlord account being closed. An explanation of this would have been appreciated. Aside from this, I would recommend the software and try it again in the future.

Avail for property management

Overall experience has been good.

Avantages

Easy to use. Has a free option. You can change the standard lease to add in your own terms.

Inconvénients

Charges for auto debit of rent. When renewal came up the deposit language was not clear it was a renewal.

Great value for small landlord

Avail has allowed me to eliminate use of an external property manager, which is saving me considerable cash, as well as feeling that I have a better handle on the operation of the rental units, all with a minimal amount of additional time spent on these functions.

Avantages

Easy to set up, most questions can be resolved with the help bot. When more help is needed, the support team is responsive and helpful. With the enhanced version, for a minimal monthly fee, my tenants can pay their rents electronically with no fee. With the leases uploaded, it is easy to review them. I switched to this software after paying a property management company thousands a year in fees. Now I feel I am in better control of the properties, with minimal additional work. I have 3 units that I now manage. Well worth the cost.

Inconvénients

It would be great to have expense tracking so a year end profit/loss statement could be generated. Presently, only an income statement is available.

Avail is a great guide to small property owners with tenants

Avantages

Avail is a great, free resource that helps to manage property and educate you on keeping tenants happy. It helped us do everything from list our property to make our selected tenants feel right at home.

Inconvénients

I have zero complaints. It's free and has met all our needs completely. I can't highly recommend this software enough.

Dishonesty Use of Personal Information

All it takes is one dishonest act to steer me away from a company. After reading reviews of Avail, I decided to try using it for one of my properties. I have a Google number that I use for business because I do not want business calls on my personal phone. When I placed my first ad for a property, I received the message about not being able to prove my identity with a VOIP number. I absolutely understand this. So, I went ahead and entered my personal number to prove my identity. I was given the usual “We will not share your number with…bla bla bla.” Just imagine how infuriated I was when I learned that my personal number was now part of my public ad on Zillow, Hot pads etc. This is unacceptable.

Avantages

Looked very useful at first. Did not have enough time to evaluate.

Inconvénients

Misuse of personal information. Dishonesty.

Great for properties, not so much on the back end

Avail has great reporting and intuitive features (reminders, ease of use, tenant experience) it really worked well for the partner in my business that does sales and marketing. However, we decided to go with a competitor because of the lack of financials for accounting purposes.

Avantages

The ease of use and alerting features. I demoed 6 property management softwares and avail was the most modern and easy to use. I setup the software with no heavy learning curve very quickly.

Inconvénients

While the software excels on the front end (tenants, payments, dashboards) the financial aspects are very limiting. If they made it to be an all-inclusive software to run multiple properties from the business owner side, investor side, and tax side, it would be a top-tier product.

Not easy to use & not convenient for tenants

Overall --- I'm done with it and I'm researching for a replacement!

Avantages

The multiple email reminders are great.

Inconvénients

It's not easy to get started, it not easy to just jump in and figure out. Creating a lease or even trying to upload your own lease is extremely difficult! You are forced to create a "Payment Schedule" why? Remember "KISS" keep it simple stupid. Just put in the start & end of the lease and select auto renew or month to month.

Tenants have a hard time paying! if a tenant gets a bill or a late fee, they cannot just pay the total amount due. They have to pay one charge at a time, meaning, pay the rent, than go back and either pay the bill or pay the late fee.

Don't believe the hype about Next Day Rental Payments! It never happens and they give you a song and dance excuse. Than they say, well you get your money in 3 business days and that is the best in the industry. NOT TRUE!

Removing a tenant is a big pain, what not have it so you can say, remove tenant now?

Highly recommend Avail

Wonderful experience, and has provided everything I need as I entered into the property management business.

Avantages

I love the ease with which I can list properties, find renters, perform background checks, set up rent payments, and more.

The customer service is absolutely top notch. I’ve received help via chat, email, and phone call. Each time they have surpassed my expectations.

I love that they have a function that allows for me to create a lease based on the state of the rental property.

Inconvénients

I have only one into one issue with not being able to change a lease date - which in the end was not a big deal.

18 months

Avantages

I really love this software. User friendly and pretty quick. They must use high end servers. Once you learn it within a few clicks, it’s a breeze. I especially like the quick pay feature. Money in my account within 48-72 hours.

Inconvénients

No app for iPhone. This is embarrassing for a company like yourself. If you don’t have an App by the end of the year. I will leave the service ASAP

Many DIY landlords join Avail for the very reasons you mentioned? especially for collecting rent payments.

That said, countless landlords have told us that a mobile app is a must-have. We've taken this feedback to heart and while I can say that a mobile app is on our roadmap in the coming months, I don't have an exact date for that yet.

Avail yourself of Avail.

It makes rental collections and reminders a piece of cake. It also allows the tenant to post nay maintenance issues as needed.

Avantages

This is a very useful app. Most rental property apps include full accounting. We use Xero for accounting and Avail to manage the rentals and collect them. Xero automatically generates the monthly invoice a=so when the rent is collected through Avail it will post to Xero. At $5 per month it offers very good value.

Inconvénients

I would like the app to include the FAR documents, especially the standard Florida Lease.

Helpful Tool

I like it and have received lots of traffic regarding the listing so that's great, the follow up responses arent so great, but could be my unit and pricing so who knows.

Avantages

Being new to property management, I need help with listing the unit, processing an application, and creating a lease agreement. I have not made it to the point to actual process an agreement yet but the listing of the unit was a streamlined and efficient process.

Inconvénients

I worry that when I respond to a rental inquiry using the web platform my response is landing in junk or spam mail, but no way to confirm that I'm aware of.

mountainous portal , great response time !!!

would love to see the back end accounting integrated into the front end , this way I can only use one system as now i utilize Q books for accounting .

Avail is a life saver!

Landlord overseas

I have been happy so far and feel that it’s a good value for my money.

Avantages

It’s affordable, and provides my tenants a easy way to sign their lease and send payment. I like that I can do background check without having to copy their personal information. This aspect keeps us both safe.

Inconvénients

It can sometimes be tricky to navigate. I wish I could contact someone by phone when I’m having issue instead of having to wait for an email.

Easy and Effective

I stumbled across Avail accidentally while looking up specifics for owning rental property in North Carolina. The informational articles were incredible helpful. Eventually, they led me to an invitation to trying the software. I was a bit hesitant and skeptical at first. It sounded “too good to be true”. But, here I am 2 years later and thrilled to death with Avail and all it has to offer. I highly recommend this software to anyone with rental property. The value compared to the cost is amazing. Even if you only own one piece of rental property, you NEED Avail to make your life easier.

Avantages

Avail makes being a landlord easy! It’s a very intuitive and effective site for listing rental properties, finding and vetting tenants and more.

Inconvénients

I have no problems or issues with Avail. When I do have a question / problem, Avial’s support team responds quickly and professionally.

Two years In

Overall I have been able to find a workaround​ or get a hold of someone​ fairly quickly. I appreciate the service and look forward to seeing its full potential.

Avantages

The software is easy to use, easy to access, and as long as you have a PC you can jump on and do anything at a moments notice. I look forward to an APP interface.

Inconvénients

Having trouble with notifications, Having a few payment issues but overall been very good. Thank you.

I have been using Rentalutions for 10 months to manage a property with 5 units.

Takes a lot of the guesswork out of property management.

Avantages

Listing available apartments on multiple sites all in one go, as well as creating new leases is extremely simple and flexible.

Inconvénients

Web-based software is naturally susceptible to local and national internet outages. Rare, but when there is a problem, the software is entirely unavailable.

Achieving the goal of running out real estate business from anywhere!

The online lease process was a breeze.

Avantages

LOVE the online leasing plus esign feature. I have been a cozy user for a long time and I switched to be able to do state specific paperless leases.

Inconvénients

Sometimes, the tabs make it hard to navigate when you are trying to find something. Cozy was a bit more simple to use. However, Avail for sure has more features.

Great value

It’s simplified and sped up the leasing process. Helps with putting together a contract easily and making minor modifications where appropriate.

Love the automated emails and reminders but also the flexibility and control over the emails

Just a few minor things - changing name on contract in middle of lease. Sort of like a contract adjustment but not a deal breaker.

Testing Property Management Tools

Overall it was good and understand it is a growing platform. The pricing is a bit high to jump on with a bunch of units. Still exploring if it could be used in full and track payments well.

It is easy to use for applications and background checks

Leases were not great. It would be great to load an existing lease format and be able to electronically send and have populated by renter.

Rentals made simple

It makes it easier for tenants to pay and easier for landlords to do leases, set up showings, and track tenants.

Avantages

It puts everything in one easy to use format for landlords and tenants.

Inconvénients

It takes too long to get rental payments deposited into my account. The fee for tenants to pay by credit card is too high.

Property Owner

Great experience getting a lease written within an hour for 2 properties, including mold and lead paint notifications, if needed. Customer service helped my tenant sign digitally in Denver, while I reside in Seattle.

Avantages

ease of use and ability to make written lease changes to comply with the association bylaws; ability to digitally sign; free trial period; and speed of customer service to assist where needed. I didn't need the other features but if I did, it appears that the other features would be extremely useful to a property owners as they get into the rental business.

Inconvénients

I could not find any that customer service couldn't help with.

Avantages

Ease of use for back end and front end for tenants is an absolute game changer. And the customer support is the best I've seen in property management. Period.

Inconvénients

I would have to say I haven't found a con that's noticeable at this time. I do have a commercial property with multiple tenants that I wish Avail would have lease templates for as well. This isn't crucial in my business but I could see it as another paid service I would definitely use in the future as I scale.

Easy to use, not convenient for tenants

If I were a landlord, I wouldn’t use it.

Avantages

The software is easy to use now that they’ve updated it.

Inconvénients

You can’t pay on weekend or past a certain time. Withdrawals actually occur the day before scheduled payment day.

Most overcomplicated unneeded service ever.

There are no problems that avail solves in a nicer way than other much more user friendly apps.

Inconvénients

Every time I try to pay the site makes me do a full on security check up. This is ridiculous I payed last month from the same IP address I payed the same amount and I payed with the same card. I used my account that I already had to enter a user name and password in. The additional pin and my social and my birthday are not things I should have to input every time. Your system sucks if this is intentional and is extremely unfriendly to users, not going to mention the random 3 day transaction period. I am going to recommend that our landlords switch over to Venmo, such a better more user friendly app.

Listing a rental property is easy and Avail helps generate many qualified prospective tenants.

A Landlord’s Honest Thoughts on your Software

Avantages

The ability to not have to be on site to collect rent is great. Also having the capability of recording rent collected in cash rocks.

Inconvénients

The delay in the deposits sucks. The pro software makes it seem like a next day availability of the funds, but that’s not the case. I’ve waited almost a week to have access to my money. Customer service also needs work... 24/7 is the only way to go.

User friendly for Landlord and Tenants

Easy, great customer service

Avantages

It’s easy to use and the lease templates are there. The only thing is it’s not too easy to delete applications if you did not chose that person to rent your space to. I might just need a crash course though!

Avail helps my new company

Avail has helped me to stay organized with collecting tenant payments and automatically issue late fees. This was a great addition to my new business

Avantages

I like that it can collect rent and even split it amongst roommates

Inconvénients

The depositing of tenant money. Tenant money was scheduled to clear 5 days later
