I've also noted your mention of being able to print off hard copies of the forms to keep for your records. I'm going to make sure I relay this feedback to my product team. There are certain print capabilities (in terms of printing applications) but sometimes the formatting can get thrown off a little bit. I definitely think this is an area we could improve upon.

Amazing product
Getting customers set up. They say it’s hard. And navigating what payments have come thru. I hate having to wait to get paid in a few days. Why charge for quicker payments?
Avantages
I love how Easy it is to use and collect payments. Saves me a ton of man hours instead of collecting payments from people individually. I like the set up for myself and how it puts money right into my account!
Inconvénients
I don’t like the dashboard. It’s confusing trying to navigate individual properties and I think seeing what they paid could be easier to navigate. And my tenants have kind of struggled getting it set up.

Great System for Owner/Renters
It's very low effort from us.
Avantages
It's a great place for owners that need softeware for both leases and payments.
Inconvénients
We had to get support to put in the same bank account into two different online accounts, but after some work with the developers, they finally changed their system to acommodate us.

Slow to pay
I was able to find potential rentals, but the client we went with was from advertising from a different venue. Nice visuals, great for someone who has never been a landlord before, but not worth the hassle of waiting for payments to go through and upsetting clients.
Avantages
The visual organization and ease for a newbie to start renting.
Inconvénients
If it takes the payments that long to transfer, it’s just not worth it.

Great bang for the buck!
I like getting automated payments from tenants. I also like how they notify the tenant if rent is due, or late.
Avantages
Once you get in, the system is easy to track tenants. From their payments, to invoices. I like that.
Inconvénients
Its hard to get the tenant set up for online payments. You have to almost walk them through it and follow up several times.

Listing my rental to multiple web sites was time consuming. Rentalutions posted on 5 of the most popular sites with a click of the mouse.

Renting Made Easy
Avail follows up with my tenants so I don't have to! I love that it encourages them to schedule their payments, pay on time, and submit required paperwork so that those messages are coming from a third party instead of from me. I feel more confident in dealing with tenants as a first-time landlord.

Ability to schedule payments and act as a go-between between landlord and tenants

It is not intuitive to locate the messaging center; you have to go through the Lease page to see messages to and from tenants.

Being able to get auto-payed from my tenants
Avantages
I am fairly new to being a landlord, and making sure that getting payments from my tenants was my top concern. With Avail, it made that process as simple as it could be. You can setup reminders for your tenants, they can setup auto-pay right out of their account into mine. I can even choose to charge late fees automatically.
Inconvénients
Can't think of any cons. it is super easy to use.

Switched to Avail and Not Looking Back
I switched to using Avail after being a user with Cozy for a few years. The choice was pretty easy to make once I learned how in-depth the tenant screening Avail does, the reports (background, credit, evictions), the digital lease creation and signature feature, and on top of that auto payments from tenants.
If you treat your real estate like a business, then Avail is for you.

Background, credit, eviction checks are seamless in application process
Easy to create and sign leases

Great Product and Even Better Service
Overall the level of service that I received from customer support has been awesome. I had a question regarding validation for one of my tenant, and immediately [SENSITIVE CONTENT HIDDEN] quickly replied to me with an answer as well as a link to FAQ so I could research more.
Avantages
The product was simple enough to navigate some really important parts of the tenant rental process. I like that fact that this product gives me an update on where in the set up process my tenant is so that I can better manage the process.
Inconvénients
I think the left side of the home screen could be a bit cleaner looking so that I could quickly access those options.

Great Software to Manage Rental Property
A+ solution for managing a rental.
Avantages
I've used this software for about to years. It is easy and the support is excellent. The marketing of the property is fantastic. I received over 100 inquiries in the 1st week. Wow, really helped rent quickly.

VERY HELPFUL for my single rental property

All documents from rental application to leases to monitoring of rental payments and due dates are on pne spot.

I sometimes need to call the very helpful customer service agents to help me locate itiems within their website a I do not find the path within it to b intuitive.

Fantastic
Avantages
This has made owning/renting properties so much easier and love the organization of it.

So far I like it all! The only thing I might add would be to have a chat with live support.

Overall decent site. Home page is a bit wordy and difficult to navigate. Recommend larger login icons.

Love Avail!
I have loved avail. I have felt so welcome and appreciated by the company and staff. Every question I’ve had they’ve been more than willing to answer! I will stick with avail for life!

It’s so easy to use... I researched many different property management sites and avail stuck out with how user friendly and affordable it is!
Inconvénients
At first it can be a little challenging to navigate, but once you get the hang of it it’s super easy!

Avantages
A friend (who is also a user of Avail) recommended this platform when we purchased an investment property. The property is in a resort area in the desert, and leasing agents wanted 15 to 25 percent monthly for seasonal leasing of the property, so I tested Avail. I crafted a listing similar to the real estate listing, uploaded photos and launched it on a Friday night, just to see what would happen. The next morning we had our first applicant, and a lease for full price, (higher than the lease agent recommended)! Six months later, we updated and re-activated the listing - VERY simple - and had two new seasonal leases over the course of 12 months within just a few days. Avail is the best kept secret for property owners such as myself.
Inconvénients
Honestly, I cannot think of anything I don't like. At the beginning I was confused about setting up the lease itself, and payment terms. I called Avail customer support and COULD NOT BELIEVE that I got a live, friendly and helpful person every time within minutes.

easy to use
Renting a first class unit is difficult in this market however Avail makes it much easier and puts the unit on many different site.

Even for the computer challenged (yes I was born before computers) it is easy to navigate and when I needed help it was EASY to obtain

Very Effective
Our property is not on a main road like most of the other complexes so I would say the problem that I soled was getting more traffic to the property.
Avantages
I have had more feedback using Avail.co then I have had using any of the other similar companies. Even the bigger named companies have not produced the results that I have gotten listing with Avail.
Inconvénients
I did not find anything that I do not like yet, but I have only been using the software for a couple of months. I am very happy overall.

It has been a very favorable experience with Avail. Don’t plan on changing my software anytime soon.

I love that it’s a one stop shop. Easy to use and keeps me updated even when I’m disconnected.

The fast pay feature seems like it needs some improvement. Also, an area for improvement... let’s see an iOS app.

Had all the things I needed to set up and publish postings and track applications. Collections once set up are transparent.

sometimes it takes a few clicks to remind myself where I got to a certain screen for details on payment or tenants

Wish the system had some tax preparation to it.
Avantages
Getting setup for renting a unit. Screen tenants and handling tenants while renting. Great for all that.
Inconvénients
I can’t keep track of expenses or prepare anything for taxes.

Streamlines Everything
Avantages
It makes it so much easier to post to multiple listing site. Anytime you need to change something, you do it on Avail and it's automatically pushed across all sites. I love the billing and automated reminders, late fee notices.
Inconvénients
It took a minute to get used to the layout on the dashboard. Once you get it, it's not too bad.

Good - but could use some FAQ
Avantages
Ability to send/sign lease online. Ability to collect rent - although free program charges renter 2.50 even if they use their bank accounts.
Inconvénients
Some features are tricky to figure out. No FAQ or Troubleshooting guides to help you - just trial and error.

So far, we have absolutely loved the website customization, the application, lease, etc all built in and easy to get started.

I haven’t run into anything that’s been an issue so far with the software. We love most of the ease and the cost has been extremely favorable for us getting started in managing our own properties.

Amazing!!!!
Avantages
I loved that everything is online. No more taking paperwork to the rental for signing. I love that the program prompts everything that needs to be completed. It’s amazing that the tenet can also see everything. It makes managing my rental a dream.
Inconvénients
At first it was confusing how to add utility charges.
