Making my life easier
Avail helps me and my tenants stay on track. I collect my payments on time and all documents are easily assessable if I need to look over them.
Avantages
I was a new landlord and Avail helped me with the entire process of going from advertising my house to collecting payments from my tenants.
Inconvénients
Honestly, I am actually struggling to think of something that I do not like or needs to be improved.

I know there was some concern around the Free Trial -- we typically offer a month-long free trial for new landlords to try out our Landlord plan (which is otherwise $9.99 with one unit). I do sincerely apologize if there was any confusion around the start date of that free trial. I'm also heading up our loyalty program and wanted to ask you a few additional questions about your experience thus far. Please keep an eye out for that follow-up email
I think there is definitely an opportunity for us to improve the platform and provide further clarification around our pricing model.

It was good especially after initial learning curve.

Excellent software to manage rentals
I am extremely happy that I chose to use Avail to manage my rental business.
Avantages
I am a first time landlord and I find Avail extremely useful.
I used it to list my apartment, screen tenants, help with lease drafts, and use it to manage maintenance requests. I find all the features to be very useful.
Love the software.
Inconvénients
Integration with Zillow for listing was a challenge.
Also, may be the dashboard to download statements and rental income calculation for each tax year could be improved

Excellent product
It provided complete info of the property and interested parties are interacted with owner easily without any issues. Most of the time customers understood the info about property as product described it properly.
Avantages
It provides the user to mention all the facilities of the property.
Inconvénients
i did not observe anything. Initially i had issue while listing the property because of browser cache issue. Once cache cleared it worked properly.

I like the ease of using he software. I am a first time landlord and Avail walked me through step by step....helping me from the contracts to the recurring payments. Everything I needed is right there.

The only con is that Cozy (I believe) offers most of the same for free.

Thank you so much for the 5-star review! We want to make the rental process easier for landlords and tenants. Our co-founders set out with the goal of making this process easier, so to hear that type of feedback in a review like yours makes it all worth it.
As for our competitor Cozy, they definitely offer some good tools. However, many users have opted to go the Avail route (even after trying Cozy) because you can't draft and sign digital leases through Cozy. Additionally, we offer faster payment processing times, and we recently rolled out CreditBoost, a tool that helps your tenants to build their credit scores. This is based on Avail being able to report their on-time rent payments to TransUnion (just another added incentive to get them to make those payments on time each month). Again, we're continually trying to think through ways we can improve the platform, and feedback like yours helps us to do that. I can't begin to thank you enough for the kind words!

No more paper
I no longer have to keep paper files of applications, leases, or maintenance. Everything is automated. I'm glad you are working with Biggerpockets because I would not have found you.
Avantages
Everything I needed was there. I was able to create my own lease. A blank form for walk thru was available as well. I set up rent reminders and late fee is there as well. Customer service live chat is awesome.
Inconvénients
I did not see any step by step guides which would have been useful but I figured it all out.

I had to call customer support once for a question setting up my account. They answered the phone, very polite, kept me updated with the progress of the issuer by email till it was resolved. Excellent service!
Avantages
I’m new in the owning property game and Avail was vital in helping me keep payments in order and reminding tenets that rent is due.
Plus it has the up to date lease agreement and current laws to make it easy and fare to both parties
Inconvénients
It took a couple days to navigate through the website to get comfortable with it. Nothing hard or tricky about it.

I love Avail!
As new owners of a duplex, I needed help with applications and leases. Avail is very user-friendly and the few times I've spoken to someone in Customer Service they've been friendly, knowledgable and helpful. As someone who's fairly technically challenged, I find Avail very easy to navigate and use.

They have been absolutely great to work with, even on a Saturday.

There are many aspects of the software that I like. The ability to consolidate all my rentals into one turnkey RE management software; cost effectiveness - when compared to a property manager who may or may not actually do what they were hired for; easy online payment process for renter; easy tracking of payments for landlord; there's more but.....

Not always as intuitively easy to use (for me, anyway).

As for the difficulty you experience with managing applications, I do sincerely apologize for that. When on the applications page, there are three icons: a print icon, an archive application icon, and a favorite icon. Small Landlord's Best Free Software
Excellent responsiveness to my initial setup questions from people who seem to really care about what your needs are with absolutely no hype.

Ease of use and extreme responsiveness of owners/staff of AVAIL

Thankful for Avail
I ended up with Avail after taking over the “problem” renter for my mom. My (elderly) mother’s low never-increasing rents, non enforced due dates and lack of late fees had led to the tenant taking advantage of her generosity. Then for me, the stress of nagging unmotivated people for rent got old pretty quick. (Btw the rent is probably 10% of their steady income.) After doing some research, Avail was my answer.
Avantages
With everything automated for my renter via Avail, much burden has been relieved.
Inconvénients
Initially there was confusion getting everything set up, probably largely due to my lack of understanding. Customer service is very responsive though. They walked me through what I needed.

Very Good Program with Lots of Options
The support is STELLAR! My con, as mentioned, is that tenants are having difficulties BUT the support from Avail staff is speedy and efficient and puts the tenants at ease! Well done, Avail, on the support end of things.
Avantages
This software is an easy way to collect rent from tenants and that's exactly why I use it. It has many other features that I have not tried yet but it seems that it is very inclusive of all needs.
Inconvénients
I'm sure that once we have a few months under our belt it will all work like clockwork. For now it is all a bit overwhelming and somewhat confusing for our tenants. I, myself, found it very easy to do my end of the rent collection process but the tenants are having difficulties (that are not insurmountable!).

One Stop Shop for Landlords
Though I am still early in the process, the Avail software has met my expectations.
Avantages
Most of the resources necessary to successfully rent a home are easily accessible from the site.

It was very difficult making changes and additions to the lease, some info that was already provided in the lease could not be rearranged.

I needed a centralized place to list my rental, keep track of responses, hold tenant records and leases and get auto payments!

Customize forms, easy of dashboard, everything in one place, auto payments, background checks

The customization process is time consuming but once done is great.

Customer service team is great.
Avantages
It offers customizable leases for the states you are located in. Easy for prospective tenants to use their application process. Avail processes the background checks for a nominal fee.
Inconvénients
Little trouble using the accounting aspect of rental payments. I’m sure I was doing something wrong.

It is easy to setup and use, and if you encounter an issue, the service team is fast, friendly, and thorough.

The customer service is awesome. They responded quickly, and were very helpful.
Inconvénients
The way it posts "future scheduled payments" vs "future payment due." These should be in different sections.
