I have been using 365Villas for the past 7 months daily and although it has a lot of great features, there are a lot of features that could be enhanced and introduced.
For example automatically assigning check inns to Check In Officers.
Avantages
Property Profile page and being able to store valuable info in there which I use a lot.
Inconvénients
Very slow loading time and hangs a lot or doesn't load and let you log in.

Login difficulties can only be caused by inputting the wrong user credentials.
Regarding loading time, our platform is currently used in over 60 countries, including by many in Cyprus where you are. Reports of any such issues are exceedingly rare and almost always to do with the user's machine, browser cache, or local network.
It is likely that your browser's cache is causing you a problem with both of the above issues. Please give your cache a good hard clearing and or try viewing in incognito mode or with a different browser as a test to see the difference.

Highly recommended
Great overall experience, of course i'm just using a 20% of all what this software offers. But so far I'm really appreciated of the support I receive anytime I need help with anything.
Avantages
What I like the most is the support from 365villas every time I need help with the understanding or usage of any feature.
Inconvénients
What I like least about this software is that the house rules aren't seen in the 'House Rules' section of the platforms (airbnb, booking, vrbo, etc.)

A fantastic system that is working well for motorhome rental booking management
[SENSITIVE CONTENT HIDDEN] has been a very proactive sales account manager and a great ambassador for 365. Technical support was a bit slow in responding at times but overall very good.
Avantages
The templates that we were able to bespoke to make usable for a leftfield need. Motorhome rental is not the typical client makeup, but the guys supported us well to look at how we could adapt the system to provide a website and customer booking system that far surpasses the customer experience provided by other competitors
Inconvénients
Check-in and check-out days should be represented on the calendars.
Would benefit from having more ability to add custom fields and workflow automation for post booking activity.
The ability to capture leads that haven't progressed to a reservation and expressions of interest and set tasks and activities

On capturing leads and expressions of interest, our Marketing & CRM module can do these things and much more.
You're right about workflow management. It's something of a speciality area. Several of our users with more complex needs use VR Scheduler. They are leaders in that area and we are fully integrated with them.

Personal use and business
From my point of view as a personal user and from our clients point of view, 365 Villas saves hours and hours of administrative time and increases bookings at the blink of an eyelid
Avantages
I had used 365Villas for a couple of years for personal use for a family property that I rent out to the vacation market and have since used in my design communication business where we also develop web solutions for clients of many areas of business but including vacation rentals. Its now our Only professional recommendation.
Inconvénients
As an owner, using the software personally and for our clients, we still need a good App solution but this is on the cards. 365Villas has made some great progress in the last couple of years making the Control Panel more user friendly and I’m sure the App will be with us soon, being part of this overall progress.

Firstly, I must say; that if I could have given 365 10 STARS instead of the MAX 5, I would have. Chris Jacobs and the team have been absolutely brilliant in their customer care.
They answer easily within 24 hours and mostly within a few hours depending on time difference between the US & Europe.
The software for a non techie is pretty good. I have struggled on a few things and I am having a little trouble with getting my clients into the swing of using it but that is where the customer support has been fantastic.
After a busy summer, now is the time I am getting to grips with everything. We are probably only using about 20% of its capabilities but the future is bright and I know this software is going to save us so much time, which in turn saves us money.
Automation is key to enable us to build our business and try tooffer our guests & clinets the best customer service posible. 365 give us that.
Having everything in one place gives us total control, syncronising calendars, taking bookings & payments.
I am really looking forward to using the system 100%

Everything is under one roof. Having templates all set out to use but having the choice to customise is perfect. Administrative tasks are halved and everything is intergrated.
Inconvénients
The learning process seems to take quite a while and the fact that my owners want me to make templates to show them how to use the system causes me more work. It would be nice if 365 provided these. Also, I am not sure if my owners see what I see?

Good alternative software for our business
Overall the experience has been good. One aspect where we felt it could be improved was the training sessions on Zoom were not automatically recorded and sessions sent to all participants post training session - this has to be specifically requested.
Avantages
It is very easy to use and learn how to use.
We were able to produce our own website and plug into the 365 programme very simply.
Overall implementation was simple in all available aspects
Inconvénients
We wanted a single calendar for our villas to show availability primarily for our agents, and this has been hard to achieve.

Yes, it's absolutely true, with websites are optional and they are available on a subscription basis for those wanting to keep their up-front costs down, or for purchase for those who want total autonomy. Very easy to use for small scale property managers, but quite expensive if you have up to 4 properties.

Ms Malfa originally wrote that she used our platform for 6-12 months. For some unexplained reason, Capterra changed this to less than six months. In fact, Ms Malfa was a free trial user. She began her trial on April 10. Her card failed on May 10 and she asked for a free extension, which our support team granted against policy when they should not have done.
During Ms Malfa's short time with us our service team made 4 courtesy outreach attempts. She contacted support twice, received her 1st response in 3.5 business hrs and her 2nd in 4 minutes. Correspondence on file appears professional. Ms Malfa scheduled 2 trainings, but was a no-show to one and 20 mins. late for the other. Her angst appears related to our trainer being unable to extend his time on-demand and her insistence on a discount on our service, which was declined. Our team member recommended a cheaper provider. We are disappointed by this review and by Capterra¿s failure to investigate it properly.

Great value and constantly improving features!
I have been using 365 Villas for 8 months, I really like the software, it has done a lot to help my small business. I own 15 vacation rental condos. The software is great for reporting, managing my condos and reservations and has an amazing plugin to show my condos on my own website. It allows people to search for their specific dates, and only see what condos I have available. Guests can book, pay and make their reservation just like on any big vacation rental website!
The customer service is absolutely AMAZING! Giorgio (Representative) has been so much help to us, among the many other staff members. Always responding with thorough answers, and very timely. They even take suggestions on features you would like to see, and regularly implement them into the software!
I would highly recommend this software to large and small companies, it is a great value and is fairly user friendly. Thanks 365 Villas for everything!!

Awesome service and incredibly handy software. It really had an impact on our business
Giorgio, the training manager for Italy, is always available and answers to our inquiries quickly and with a great deal of expertise. We developed such a good relationship and I feel he really cares about my project and my business. Overall the entire team of 365 villas works as a partner of my company and they always come with suggestions and advices on how we can improve our use of their product.
I'd really recommend the software for any vacation rental owner or network of vacation rentals like us.

The software is really easy to use and all the people of my team learned to use in a very short time as it's intuitive and very user friendly.
The possibility to keep my website layout was also a deal breaker as I wanted to keep the control over my UX and content strategy. Integrating the custom features of 365 villas on my web platform was as easy as a glass of water.
Inconvénients
It is kind of clumpsy when it comes to loading time or navigation but it could depend on our bandwidth. We ll know more when we will move to a new location in a city where 4G connectivity is available.

The discovery of the year
In general I'm very happy with the service - as we grow and develop our business the platform is ready to support our needs. Their customer support has been easy to work with in handling particular issues, and we believe we can grow with them.
Avantages
Web-based software, so we can access it anywhere we go. It has a very high level of customization so that we can cover the specific needs of our business - it's very easy to add discounts, promotions, and accessory services to increase revenues and manage accounting. I also appreciate that they are constantly working to improve the system, and continually add great new features. Their connectivity with channels has been very reliable, which is something that was faulty in the PMS we upgraded from.
Inconvénients
Sometimes I feel that loading between pages or between functions, the platform is very slow. It's hard to identify if this is particular to the PMS or our internet provider, and I recognize that this is part of having a web-based solution, but it would be great if it was a little faster as we move around.

Yes, we are optimized for Chrome and Firefox in particular.
Many of our Mac users do use Safari and whilst it is an inferior browser for web applications, we do make it a point to support it. So, if there are ever any little niggles with new Safari versions, they can always be fixed if they are brought to our attention.
Our platform is usable on Internet Explorer, but we do not actively support it, especially since even Microsoft itself has stopped doing so.

I have worked with other reservation programs and this has made everything easier and definitely more user friendlier than part programs. That is, if you get trained on it.

The only con is that there isn't 24/7 customer service, chat, or real time assistance when needed.

To clarify for other readers, our servers are monitored 24/7 to guard against system emergencies. We also have people spread around the globe and monitoring support for any individual urgencies about 20 hours of each day. We officially support US EST and European CET business hours during weekdays, and have recently added coverage on Sundays, although there is not much demand for it. All users have dedicated account managers, and unlimited training is available to anyone during the onboarding process.

A great product and a great team
We have been using 365villas for a little over 6 months now and we are still discovering how great it is. It is a very intricate software so still, every day we discover a new feature or find a new way to better use it to save more time. The system has many great features, but for us, just to name a few, it is the automated emails, the accounting section and the housekeeping management that make all the difference.
Another bonus. The support and customer service is fantastic. The team at 365villas went above and beyond to get our taxes to calculate properly which was no small task. The training staff is also excellent (Julie, Giorgio and Chris) and although we don't expect it, it is nice that the CEO himself often gets involved in answering questions.
Two things we hope to see in the future:
1) An app. Although it is working very well from a PC, it is still harder to use from a smartphone or even a tablet (possible but sometimes frustrating). Our housekeepers also hope for an app as they like to consult their schedule while on the job from time to time.
2) A free training session every few months.

We remember your need for some very intricate tax logic to enable you to conform with Montreal requirements. We encounter such diverse needs and challenges in different guises all over the world. Our system is comprehensive, but our coding is nimble and agile enough to enable us to accommodate custom requirements relatively easily.
Regarding training, it's free for everyone during their first 30 days. We also frequently offer free refresh sessions to all after significant new enhancement deployments. Support is free and unlimited always!
Regarding a mobile responsive application... You are right! Our websites, online booking, and availability calendars etc are all fully mobile responsive. Our software, like most of our competitors is mobile friendly. We have plans for a fully mobile responsive platform on the backend for Q1 of 2017.

I was told a mobile app was in the works a couple years back, it seems that has yet to come. It is very hard to use from a phone. We end up communicating via Airbnb or VRBO which makes it really hard to communicate with returning guest.

Thanks for your comments and for giving us the opportunity to elaborate on this critically important area.
Currently, our system is classified as "Mobile Friendly". This refers to a desktop version of a software that can be used on mobile but is not expressly built for it. (Note that the vast majority of our users do manage their essential needs on their smartphones). This is the current state of the industry among PMS providers; especially those offering a comprehensive solution, as we do.
Thus, creating a purpose-built mobile responsive version of an extensive system is a big undertaking. We aim to be among the first of the Tier-1 providers to do so and are about 2/3 done. We hope to have our 1st release within 2019.
Conversely, it is relatively easy for systems without extensive feature functionality to develop an IoS, but obviously there are big compromises for users who go down this route.

Great Tool For Housekeeper
365villas allows me to schedule my cleanings with flexibility if it's necessary. I am able to see how long I have in between guests in the off season.
Avantages
The owners live in New Jersey and I live close to both the rental homes in Virginia. Since both of the rentals are lake houses there are people in and out weekly. The software with 365 villas allows me to assess the schedule, and gives me the ability to see when people are coming and going. This allows me to be organized and make sure that the homes are cleaned and ready for the guests.

Our records indicate that it has been some since we have corresponded directly about updates on our platform. We have come a long way the last two years in terms of multi-currency functionality - on both the front-end reservation manager and back-end reports and accounting etc. Similar progress has been made in making all guest-facing aspects of system able to support up to any six Roman character languages of the users' choice.

I have used several PMS platforms this past year, and I have experienced many disappointments. 365villas does everything that was promised and more. The software efficiently handles all aspects of my vacation rental business

During the onboarding processes, there were a few things that could have been explained a little better, but once you learn the system, any concerns disappear.

Just great system and customer service
In overall, I have been working with 365 villas for 3 years and it is a reall nice system to control almost everything about the holiday rentals. Also, I am really happy with the support from the customer service as they are very efficient and quick when having a question or issue.

It is a very good system for the company that I am running in the holiday home field as everything is set it in this platform and it saves me a lot of time and headaches.
Inconvénients
The amount of times I need to log in because the session expires so, sometimes, I am doing some changes thinking that I am logged when I am not.

I use this software for my work as we work in the holiday rental properties industry. Is good for the template messages that sends automatically and the fact that is connected already with others platforms we use.
Inconvénients
To be honest for me, the colors are not getting on together very well. Is hard to choose the property each time and to select what options you ll work on. Rating tables takes a lot to choose the year and spend a lot of time to add the year seasons.
Also, to check for availability for our properties as a browser I dont use it as it always looks very complicated and also people ive asked say the same. I had problems to upload pictures but the support 365 was very useful.

Thank you very much for your feedback. Others also indicated we had gone a bit astray with our use of colors with the last generation of our platform. In 2021, we completely streamlined color and other things with the new Gen 4 version of our platform, which can be seen widely throughout our public website. In terms of availability on the browser, we're not quite sure what you meant by that, but the fully mobile responsive version of our platform was also launched as part of our Gen-4 release.

We have been selling and managing vacation rentals and real estate investment properties for more than 5 years without any real automation or any centralized system. It was becoming difficult to grow our business. www.welcometomedellin.com and www.wtmrealty.com
So we started researching and evaluating several different software solutions. After a deeper dive into several others and 365Villas it was obvious to us that 365 was the best platform on the market and a great fit to help us manage and grow our business.
Several things helped in our decision:
1. Powerful cloud based system that scales and is available 7x24
2. Centralized Reservations ical and sync calendaring system with the major channels (Airbnb)
3. Easy to implement and use. (not all of us in office are technical)
4. Website integration with 365villas software system... [backend and web frontend sync] saves us tons of time from having to upload and manage multiple properties into multiple systems

The people at 365villas have really helped me launch my short term rental business. I have multiple units open now and several more being built. I appreciate the help I have received from them all.

Fantastic Software
I discovered 365Villa's through a simple internet search at a point in time when my company had outgrown our existing booking software. The software has enabled me to combine 3 different software packages into one. It is very easy to use. The email integration makes the booking process very seamless. The integrated website is professional and very user friendly from a set up point of view. I was able to upgrade my website platform due to the size of my business and even do some custom additions to make it perfect for our needs. The reporting features are fantastic. I cannot say enough about the customer service aspect of 365Villa's. Emails are answered immediately and phone calls answered even on weekends. The only aspect that has so far not seemed to work for me is the housekeeping feature as it is based on the premise that housekeeping is done on a daily basis as a hotel would. This is minor and should not deter you from investigating this software. I highly recommend it!

There may be some confusion about our housekeeping logic. It is based on check-in/check-out changeovers whenever they may occur. Users can also create a unlimited number of unique housekeeping profiles and partition properties however they wish. Housekeepers can login, see their job schedules and any special notes. They can also leave notes in return for your review as well as move the job to completed status, which will trigger an indicator on all your 365 calendars so that check-in staff can know a unit is ready. For housekeepers that don't want to login to a system, automated messages can be sent to them whenever new cleanings are assigned or cancelled. Our intent is always to push the functionality as far as it can go. We just need users like you who have particular needs and ideas to tell us what more you'd like to see added, and we will definitely give such feedback every consideration. The 365 Team

Short term property management is very time consuming. 365villas software provides many features and benefits that support greater efficiencies within the business - it saves us valuable time. It's easy to use from both our end and our guests who enjoy the clear, simple booking format.

down menus that I find very useful in keeping across bookings. For
example; Check in Planner is well laid out and combines key information
(sans bulky financial info) at a glance.
* Its easy to keep track of consumables and expenses associated with

These include Automated Messages you can set to trigger, the Reminder Dashboard in your Reservation Manager, check-in indicators you can set to show automatically on your internal calendars when housekeeping has completed their work and the Check-in Manager report.

Best Vacation rental Cloud-based property management software customer service you will find!!
It took me 6 months checking various software systems, reading reviews and watching/testing demos as we had bad experience with Instamanager and Kigo and didn't want to change as long I wasn't sure of the person behind the software/business. As usually any software you will find on the internet is the best of his kind but most of them are not complete and service or customer support is to many a joke. I contacted Dave Payette CEO and founder of 365 Villas and the first contact was a very nice surprise. He was the only person who was open for communication regarding future potential/ upgrade of the existing software. After a few weeks my decision was made and we start to work together. He is a great person and a man of his word, one of the most professional person I ever met in the holiday rental industry, finally a company who you can trust in the vacation rental industry.
Dave and his team are very responsive, provide great customer service and have a very personal approach to every individual business needs.
I would like once again to thanks Dave for his professionalism, guidance and product support and i am definitely recommend this powerful and innovative software to any other rental manager.

I'm still learning how to use 365Villas but there has not been one thing it does not have the ability to address as far as my vacation rental needs are concerned.

Easy to use, great calendar
While I am still learning a lot about this program, it has been fairly easy to use and customer service has been helpful when needed.
Avantages
I love the calendar because I can see all of the rates and availabilities for our properties at once. The only way it might be nicer, is if I could select two or three at a time, in addition to the one or all option we currently have. Also, an app version for quick access to a the calendar would be nice.

The layout is not visibly pleasant and seems stressful even as I am just getting started working on it.

Our story is perfect for movie scenario with a bad person (KIGO Software) and a hero (365villas.com).
We are a new, fresh start up company focusing on holiday villa rentals. We decided to choose Kigo Software in March 2015 in order to be ready for the 2014 upcoming summer. From March 2015 until today they are trying to fix/repair/re-construct/ our website and their software.
The result was to obtain ZERO bookings and to request refund and compensation from KIGO.
We were in dead end about the company's future, looking for other vacation rental software like Ciirus and many other. We were about to close the company until we met Dave from 365 villas.com.
He is one of the most professional person i ever met in my life. He invested his time on our company with immediate response and with a low cost he re-construct a fully /fresh /responsive and innovative website that finally WORKS.
After we had spent thousands of euro we hopefully have a normal website that works.

It all started when someone actually answered the telephone when we began to research similar products and services to 365 Villas. Honestly, this was not our first choice however after speaking with the customer care it became obvious that no only did CS and his team understand this industry but that they understood technology!
Every step along the way as we pushed the envelope of what we wanted to do with this platform the team has accepted our feedback and have come back to us with solutions! The personal support and service has been nothing short of fantastic. The owners (who answer the phone even!) and their staff truly care, they have had endless patience and professionalism helping me get my business up and running. Software is quite easy to use, the 1 stop integration for your website and reservations, payments saves a lot of time. They are also constantly refining the software making a great tool even better, couldn't ask for a better value or user experience.
Inconvénients
Quotes and reservations input can be a little slow at times (as is most web/cloud based software). Is it a con if there are so many features and tools to learn I am still discovering them 8 months later?

Currently, in the contact database, which comes as standard with any subscription, you can filter by any combination of key-word search, contact type (i.e. prospect, guest, third-party), by property and by groupings which you can customize freely yourself.
Using the above filters you can rapidly create precisely targeted marketing campaign lists depending on when people travel, how large their party size is and what properties they've stayed at or previously inquired about.
Regarding additional filters: First, let us know what other filters you might like to see, and we'll see what we can do. Secondly, as part of the Marketing & CRM bolt-on option, which is directly integrated with the contact database ther are more filters available.

We believe this is a malicious review and have engaged with Capterra accordingly. I researched a lot of similar options and by far 365 is the best platform, easy to use and covers all the details of our vacation rental business.

Great Product
Avantages
Pros: I have found that it is extremely easy to track current and past renters. We have many people coming and going in our two rental homes, and this software has kept us on track and never double booked. We are currently using several booking companies that are synced to our calendar. I also like how we are able to communicate with our renters and quickly send documents that have been uploaded. Overall this is a great product, and if you have any kind of rental business it is a must!
Cons: The only con I would have is that the times there is support available I am usually working and it is hard to communicate when I have an issue. The 365 team is always there to help and gets back to me in a timely manner when I contact them.

A Complete Product With An Awesome Support Team
I would like to compliment the team at 365villas. They are excellent to deal with and very prompt in their response - everyone of them, especially Chris, the Customer Relations Manager. Kudos for their patience with me :) It is such a refreshing change having dealt with many online businesses.
I have looked around for a long time for a suitable product and have found 365villas' to be the one that suits my needs. There are many products on the market and making a decision is no easy feat. The deciding factor is 365villas' claim to have a personal approach and is willing to work with us on a one-to-one basis. The deal closer is reading about the Founder who has a hands-on attitude, and if necessary, will get personally involved with our concerns. It certainly helps with 365villas' listening ear and approachability.
The team always answers to my questions, and if they are unable to give an immediate response, will make every effort to search for an answer.
Although I have only started using the software, the experience thus far has been very pleasant and smooth.

Seems to suit all that I want it to do.

The learning process still needs some time to get used to.

Finally a software I can use to all my Rental Properties
I'm working with 365 villas since October 2015 after a 6 months really bad experience with Kigo. And so far It's been really good working with them. I have a Guesthouse and Holiday apartments and the software is easy to adapt to each concept. It has all the main important tools to manage the business and when something is not working properly you have a wonderful customer service that are willing to constantly making improvements and quickly fix the little bugs.
This software has everything that you need for your business without emptying your wallet. It's excellent for small business like mine. I really love it.
