The Best All-in-One PMS

I have used Yardi, ResMan, Appfolio, and Entrata across my career. Only Entrata offers a true unified experience across all asset classes. It allows a robust build-out for every part of your property and company operations, which other PMSs may require integrations for. There is always room for improvement, but Entrata is the best well-rounded option.

Avantages

Entrata allows you to have all your operations in one operating system to a degree that few other systems can achieve. I am a very detail-oriented manager and I believe that the fine details are what set apart good managers, management companies, and properties. Entrata has every tool I can think of to run any kind of asset to the best standard possible.

Inconvénients

On the affordable side of the system, I think the Section 8 options should be better. I want to be able to mark residents as HCV recipients and be able to run reports based on that status. I also want to be able to see a snapshot of PHA information on any given resident profile including the name of the PHA, the type of program they are enrolled in, and the housing counselor's contact information.

AP Supervisor

Overall I am happy with the product. If I need help, our sales rep is always available, and I am able to do my job efficiently.

Avantages

I like that we can keep everything in one place. All payments, refunds, reports, etc. It is easy to use, and you can filter down to exactly what you're looking for.

Inconvénients

We use another third-party payment program to pay out checks. Once we transfer the pay file into that program, all payments in Entrata show as reconciled. If a check does not get cashed, and we have to reissue payment, we are not able to void the payment in Entrata. We have to duplicate the invoice, which really muddies up our invoices and confuses issues. We are able to void BillPay payments, so I don't understand why we are not able to void third-party payments. I have asked repeatedly for this and am always met with resistance.

Solid product-Great team

We thoroughly enjoy our partnership with Entrata. I would not recommend another software for Multifamily housing management.

Avantages

I like the workflow from prospect interaction to post move-in activity. Once you get familiar with the dashboard, the prompts and reminders lighten the workload as well as all the automations. Entrata also offers mini products such as renters insurance and energy benchmarking allowing us to work out of the same software 98% of the time. Not mentioning the amazing customer service would be a travesty. From the call-center service staff to our CSM and migration team, we have experienced incredibly pleasant and helpful people ready to assist.

Inconvénients

Occasionally, the system will run slowly, which of course impacts our entire company’s productivity. There have been a few glitches with two factor authentication in the past, but nothing recently.

All in one property management software

Entrata is absolutely amazing! I have literally recommended it to anyone that has asked my input. I have worked with Yardi, OneSite, OnSite, and eSite. Entrata is by far the most superior leasing platform. With leasing, invoices, work orders, online payments, Entrata is truly a one-stop shop. I love Entrata and it will forever be my preferred platform.

Avantages

Ease of use. Simple navigation. Easy to read reports and a very clean dashboard look.

Inconvénients

I wish the make ready board was a little more simplified like everything else on Entrata.

Entrata is the BEST!

I love Entrata. I been on several different software's and this is by far the best I have worked in.

Avantages

I have been in the system since 2018. I have love the ease of it and navigating the steps. If you do it right the system will walk you through it.

Inconvénients

On the back end the many different places to change something. If you change something and it has to be changed 10 other places for it to be right. Somewhere it should be set up that if I change this one setting the change is go to all settings that is effected.

Entrata beats all other software systems!

Entrata is very simple to use. The dashboard shows everything on one screen and is easy to navigate. The training was "hands on". The help desk team has been very supportive. I don't want to ever go back to our previous software systems!

Avantages

Entrata has everything under one platform and is very easy to use.

Inconvénients

I don't really have a complaint. Even when there is an issue and we have to contact the helpdesk, their team is very kind in helping find a solution (even if it is user error).

Walked through the steps with me when I had asked-to fix the issue-I'm not to savvy with computers-this was nice to have.

Inconvénients

At first staring Entrata, I felt it took long for someone to fix any issues but now it has been getting addressed and resolved right away or in a timely manner.

Loving Entrata!

Avantages

I love how easy it is to navigate to different areas of the system in respect to what the resident needs.

Inconvénients

It seemed to take forever to learn Entrata. There were so many tabs that it was overwhelming at first. However, now that I have the system down, it is actually a breeze and makes my job less complicated in so many ways.

The Gold Standard for PM Software

Avantages

Entrata is an incredibly streamlined, user-friendly PM software website. Different features are well laid out and divided among different pages to allow for a clean user interface. Lease execution and tracking is incredibly easy with the implementation of a third-party API. Accounting features, from resident ledgers to rent tracking to yearly budgeting, are also powerful and easily customizable to anything you may want and/or need.

Inconvénients

The biggest flaw with Entrata is their proprietary training center. While there are many helpful videos available to get you acquainted with the software, it has been the shared experience of myself and my staff that the quizzes are not always very intuitive or follow important items within the training. Rather, many of the quizzes are confusingly worded and often result in them not being passed and having to retake them again.

Finding stuff is easy, unless it's in the incomplete section.

It has been a learning curve. I spend most of my days helping people fix errors they are running into with both Entrata and Vendor Access.

Avantages

I like the ease of searching. If I need to find a unit, it's easy to search. If I need to find something related to "Fire" it's easy to find.

Inconvénients

The redundancy. I have to now put a note before or after I delete something because my deletion notes no longer transfer.
We can't search incomplete Invoices in the system.
Anything that happens in the incomplete invoices isn't tracked. I can't see who deleted what, because it is not searchable.

Best software for Residential leasing & accounting

Overall it's been great. I really like this software because it's made my job so much easier and my collections and communications have signifigantly improved.

Avantages

User friendly, compatability, excellent customer service, fantastic features and tools. Reporting that is easily customizable by the user. It's so much more flexible than our previous software and they are always striving to improve or create additional features specific to their customer needs. They are also super friendly and readily available by phone for support. I have never had to wait on hold. The CSR's are extremely knowlegable and professional. If it's an in depth issue, then the online tickets can take a while, but they always come through. Set up is a lot, but this is usually the case with any software transition. I will say that the transistion, although they always take some time and work, was the best I've experienced (and I've been through a LOT of them in my 30+ year carreer).

Inconvénients

Needing permissions to be turned on for every little thing if you are not an Admin can be annoying, but once it is set up it's rarely an issue.

I appreciate the intuitive interface, which makes navigating its many features straightforward for both seasoned professionals and those new to the industry.

Avantages

Entrata offers a seamless and efficient way to handle everything from leasing and resident communication to accounting and maintenance requests. Entrata also consistently delivers updates and improvements that enhance usability & performance.

Inconvénients

Not being able to see a banner at the top of the profiles showing when the next contact is scheduled for. Adding this feature would save us time scrolling and searching if there has already been a contact scheduled or duplicating a contact.

Amazing (though overwhelming) capabilities!

Entrata is overall a very powerful tool. I have the most experience with running reports and creating maintenance work orders.

I like that Entrata can run detailed reports. I also like the work order function. I like that it helps our team have leads, payments, work orders, etc in one place.

Inconvénients

Entrata has a big learning curve. The system can be overwhelming to learn at first.

Entrata Review

Overall the experiance with entrata has been excellent. No, complains support is quick on reponding issue reported.

Avantages

Information is easy to pull, ledgers are self explain. I have used other softwares and Entrata has been the most easy to use and manage. Also, to teach a new hire is easy, videos are very helpfull too.

Inconvénients

Generating report it could be confusing. Also, merging to utility billing was confusing speacilly to explain prices.

It was hard at first but I got use to it.

It is easy to use and I can get a lot of things done in it. I can do my bills and run checks and do the delinquency's.

Inconvénients

Cannot think of anything right now. It was hard to get use to after being on Yardi for 20 years but all in all I finally figured it out.

Entrata review

My experience with Entrata has been overall very helpful and positive. There are some parts that could be improved.

Avantages

Entrata is easy to navigate and very helpful when it comes to sharing information, completing move-in paperwork, taking applications, etc

Inconvénients

What I like least about Entrata is the drop down menu for example when putting in work orders. If what you are trying to request isn’t there you can’t add it. You have to choose a similar request and type it all out in the comments. Confusing for residents.

Resident Communication

I'm a fan! I would be interested in seeing how the full package works with the accounting platform. But I also know how hard it is to get accounting groups to veer away from Yardi...

Avantages

If you are looking to track resident communication properly, this is the best platform. I am also a fan of the lead management setup. Entrata has the best resident demographics analysis report compared to Realpage and Yardi.

Inconvénients

The rent roll report could use some finessing and I do prefer most Yardi financial reports.

Entrada us the best for navigating quickly

I like entrada. Pay scan is easy to navigate. I really like being able to go through the history of our messages and having the option to re-send them.

Avantages

Navigating through the residents is very easy. Mass messaging is the best.

Inconvénients

The way the prospects are filtered well; Many duplicates that aren't updating correctly. I do not like how AI gives out incorrect information sometimes. Technology wise I think it needs some major updating.

Entrata deserves 5-stars

Top pick for PM softwares from an owner/asset managers seat. Customer support has been great when I have needed it, and their product is highly functional.

Avantages

The quality & variety of reports available is great, I also like how customizable report formats are. Platform is relatively easy to navigate and has a lot of options.

Inconvénients

Fairly steep learning curve - report contents are not well explained so you have to do a lot of digging around initially to find what you need.

Leasing professional

My overall experience with Entrada is pretty good I love the organization that the site provides. it's very user friendly and if you don't know how to do something there are trainings on how to find it.

Avantages

I like that Entrata shows you which task is urgent; it helps me stay organized. When I complete all my tasks, I like to see that the number is at zero it makes me feel accomplished.

Inconvénients

what I like least about Entrata is when I'm doing my non-progressing leads, I have to hit non-interested just for the lead to go off the screen I wish there was a different option for it instead of it saying not interested.

There is some glitching every once in a while that needs some work.

Avantages

It is very user friendly. I like having "to-do lists" to complete. Helps me feel productive.

Inconvénients

It glitches sometimes between applications and I'll have to refresh the whole page.

Problems with Entrata

I think my comments are pretty clear. I do not like to have my week interrupted because of a system like Entrata. My reason for doing a review is that as a user it occurred to me that with the unmistakable difference between debit and credit and the abrupt dismissal of my concern and that of my property manager, the service must be substandard, probably with the system, and most certainly with the problem solving.

Avantages

Did not like or dislike until I had a problem, the thing I dislike most is that the system cannot discern between credit and debit, although it looks like over 1000 transactions have easily recognized credit versus debit. Using my debit card cost 7 cents per transaction, using an Echeck cost me near $3.00. As a consumer I resent being forced to change because of system shortcomings.

Inconvénients

My experience is that a debit card cannot be distinguished from a credit card by Entrata, yet the rep told me I needed to check with my bank. Obviously not willing to see why the 1 in 1000 experience was only with Entrata. That type of approach has never solved a problem for anyone but the one trying to avoid the investigating.

Entrata versus Other Software

Entrata is very user friendly. Also, if you ever have issues, it is very easy to speak to customer support. They actually answer the phone.

Entrata is pretty ok in my book

Pretty good experience all in all and definitely don’t mind using it

I like that I can jump into the app. See what my residence need maintenance wise, or I can jump in the app and make work orders for them.

Inconvénients

I don’t like how clunky the app is. Takes forever to post pictures to the app and if you have bad WiFi service it’s goin to be a slow go.

Floating Property Manager

It's a great software. I love the tab for History in the reports section. It's a real time saver.

Avantages

It is user friendly and comes with a lot of support.

Inconvénients

The report section could be a little easier to navigate through.

Usage and issues with Entrata.

Pretty good with a slight learning curve but my issues are quickly addressed and rectified.

Avantages

The ability to organize and download data to a spreadsheet is invaluable.

Inconvénients

The mobile app is buggy is unusable even with a stripped down version of the desktop version.

I am using over four years and reliable for the apartment.

Super First and I can search in a search box on the top, whatever I want in the database within a second.

It took a bit to learn how to navigate the system, but overall, it performs well.

I appreciate how accessible and user-friendly Entrata is

Inconvénients

However, it would be beneficial to have an app for smartphones, in addition to the site tablet, to enhance convenience when out on the property.

Mostly a win!

I would say overall, I prefer Entrata over most other property management software.

Most things in Entrata are user friendly with a little bit of learning/training.

The tests for the training are not well worded, nor do they match the curriculum.

Ease of Entrata

I would say out of the other programs I have used before such as Yieldstar or Onesite, I would choose Entrata every time.

Avantages

Entrata is very user friendly. Its a mix of ease of onesite and accounting views like yardi. You can dig into the numbers on your financials and see exactly what is going where.

Inconvénients

Entrata is a very user-friendly program. Having new hires come onboard to learn it takes a fraction of the time.

I am new to the field and not the most tech savvy person. I found Entrata relatively easy to begin with and once I became more knowledgeable many of the aspects made sense to me, so continuing to learn was easy .

Entrata Review by a Leasing and Marketing Consultant

I really appreciate the features that it provides. Being in the industry for 8 years, I basically used the same system for everything. I like the ease that Entrata brings to this busy industry!

Made my job easier, especially with the automatic follow-ups

Inconvénients

The thing that I liked least is that when the system does an automatic follow-up, it does not allow us to send their personalized quote with that, so my tours end up getting 2 back to back emails as soon as they leave

Easy to Use and Efficient

It has been only positive. Glitches here and there, but resolved quickly and you will run into that with any software that you use.

User friendly, Simple to navigate, All inclusive.

Inconvénients

There really isn't anything that I dislike. I think as far as property management software goes, Entrata is the best of them.
