Good platform
No problem about my job, it really helps me a lot to be faster on my work, if Make Ready gets better development it will really help my teammates on their job & it will be easier to work just in one platform and stop using sheets on Excel.

Entrata is Simply the Best for Property Management!
Entrata is very easy to use, there's a couple of Wishlist items that I wish they would fix or include but overall, it's made my job as an Assistant Property Manager much easier than my previous property management companies who have used Yardi/Voyager/Yieldstar. There are very much similarities between Entrata and Apple as far as user-friendliness goes, top notch property management software, I'll always choose Entrata and vouch for it anytime I'm in a position to make those kind of decisions in the near future.
Avantages
I've used Yardi for many years before being introduced to Entrata only for a little over a year now and I believe this is the best product management software out. I can hands down say I've seen so many new leasing agents come in not knowing a thing about the software and becoming very familiar and teaching me new things by the second week of playing around with the interface and exploring Entrata. I as an assistant manager have taught my property manager so tricks such as the Merge Fields which I find very powerful and useful for reaching out to the entire community in bulk and also creating flyers, mass communication, updates to the property or projects happening, and even for delinquency collection. It's made my job 10+ clicks easier in comparison to Yardi, everything is straight foreward and not complicated. I love Entrata and wish this would be streamlined across the entire property management industry. Thanks for making my job easier!
Inconvénients
The website portion has some glitches I've noticed, mainly when prospects apply, some of the data does not transfer correctly so I have to do a lot of explaining upon receiving applications (eg. someone applies online and sees that the rent mentioned is only a fraction of what the asking market rate was from when they left the community after the tour). It definitely is the only major issue I've really experienced. Also, sometimes when applicants are trying to complete an application, occasionally it does not allow them to get to the next step to complete the application as if there's always something missing, Missing Fields but everything is complete so we often have to print out the application manually and sign it manually then need to scan and upload it when this happens. There should also be more than 2 uploads allowed for submitting documents the community needs to help process an application, for example, we need ID and 3 paystubs, most people don't know how to combined documents.

Entrata is great software, especially for students. Just not as User friendly as would like.
Overall, I really do like Entrata as it covers much ground is the site staff have enjoyed it over Appfolio, Yardi, and Onesite. It could be more user friendly, but I see that they have been improving where they can on this.
If you have a small company just make sure there is enough time devoted in being able to learn the features, and roll those features out to your site staff. Otherwise, there are a lot of awesome features that you don't use.
Avantages
Entrata has essentially all the features you would need, especially for student housing and/or with a big team (for lead management). Their inspections manager for student housing is a godsend (split between roommates, or only charge one).
Inconvénients
You must set up your community correctly. They separate Building , Units, and Spaces (for beds). This is necessary to have the features in student housing. However, they don't have all the searches setup properly, including Unit Inspections. I've asked them to add Building + Unit in searches. So for unit inspections, if you have Building 200, 300, 400...and the same Units nomenclature (A,B,C,D...) then if you search for a Unit or use the inspection manager, you might only see "A" and don't know which building you are in. ---But you lose some message center options if you do it the way we want. (we do property location abbreviation as building, and overall that gives us the best functionality.)

One Stop Shop
Our portfolio has consistently overperformed since moving to Entrata. We have more time to focus on our communities and their needs now that AR, AP, and leasing are so easy. Having all of our products in one place is fantastic.
Avantages
Entrata is built from the ground up. There are no integrations to worry about with other software for the core functions of Entrata. It is easy to use, intuitive and makes doing our jobs on a day to day basis much easier. On the admin user side, the settings are simple to navigate and with every change made in real time, Entrata makes it easy to change a company wide setting to make an instant change in function or procedure.
Inconvénients
Some of the feature requests take a very long time to be handled or recognized. I wish there were more sessions held on the updates made to the system on releases than just a weekly email on the updates. Having an Affordable piece that was not only ready but good would also be immensely helpful.

Entrata has been great at every step along the way, from the initial consultation to the implementation process and now with continuing customer service.
Avantages
One of the best features of Entrata is how integrated it is. This is a software that was built from the ground up as opposed to many other property management softwares which tend to be various different codebases that are interfaced together.
The visual interface was designed with the end user and leasing operations as the basis which means my staff can navigate around and get things done quickly as well as keep on top of operations that need to be completed.
Inconvénients
Entrata Core itself is still relatively young as software development goes. Over time the company has continued to introduce new capabilities and functions to emcompass different leasing models like Commercial and Student Housing. These tend to be far more complex operations than conventional multi-family units. There are growing pains with waiting for the software to develop to fully support the vast different business workflows that a particular client might need to address.
I wouldn't say this is a strict con as in I don't like it, just that it does exist but this is true for pretty much any software.

I used to be an avid fan of Onsite Realpage and in the last 6 years I've converted to a believer of the Entrata product the ease as well as the all in one capacity of the services.
Avantages
I appreciate the ease when onboarding new team members and residents but still being able to have functionality of multiple systems in one place on the back end. For my role it allows me to utilize the reports daily to track our progress whether it be financials, leasing or how effective our marketing strategies are working.
Inconvénients
I would love to see ways to create higher quality email blast within the system rather than always having to outsource and import. Additionally trainings of some of the higher level tools that entrata provides for managers regularly through monthly corporate trainings or possibly set up by individual teams within each firm.

Awful. It is not worth the switch. Implementation was horrible and took way longer than we were told. Reports don't always accurately generate. Responsiveness is terrible. It is not compatible on a phone so it limits the ability to manage on the go. Maintenance is the only mobile compatible component but what you can access through the app is limited. Disappointed is an understatement.

I like that it encourages paperless options.
Inconvénients
It is very glitchy. I've sent emails multiple times and it freezes while sending and the entire message has to be retyped and sent again. Their customer service isn't always the most responsive or able to fix your issues. We are currently dealing with an issue with them not including personal property coverage that we are paying for and no one will respond to our emails anymore to get this fixed. It has been 2 months since this was discovered and nothing has been done about it. Two claims have been denied in this time and they are not accepting any responsibility or making the adjustments that need to be made.

Great product for managing all your property needs. Very helpful support staff.
It started out as a frustrating experience, but after countless hours pouring over doumentation and speaking with support staff I have a clearer understanding of how it works and what the solutions to the problems we face are.
Avantages
The support staff work hard to find the root of the problem and give clear solutions. Though sometimes those solutions are not the simplest - the development team is constantly working to improve the program.
Inconvénients
Violation management is clunky and rigid, once set up it is very difficult if not impossible to correct mistakes without starting over.
Specifically with student housing there are things that just don't work how you'd expect. That being said they are actively working on improving it.

Difficult at first, EASY once familiar
I really like it. My only complaint, and this goes along with learning a new software, is that there are often several different ways to access the same function. It's a bit confusing at first, but at the end of the day, the result is the same. Just takes practice learning your way around the software.
Avantages
I love the ease of inputting and referencing invoices; I love the ease of pulling reports and applying filters to get the exact information I need without other unecessary details; I LOVE having a Resident Portal.
Inconvénients
It's difficult to integrate to, especially if you're coming from an older software. For example, we used AMSI and there was a lot of information that couldn't/wouldn't transfer over and was hard to capture. Once we got established with Entrata, however, our time in the office has been much more efficient and effective.

Great software, needs better support in my opinion

Entrata is easy to set up, customize, and maintain. Often times, I find it easy to fix problems on my own or help regional teams create new webpages that show specials, virtual tours, sitemaps, etc.
Inconvénients
It is really hard to get consistently great support. Technicians take too long to respond to inquiries, (sometimes days ). We would love to see ticket turnaround time improve. Also broken integrations are a major concerns. When API feeds are interrupted, this causes a decrease in availability for prospects. We could be potentially losing business due to this, enraging ownership groups, which directly affects our ability to retain management of properties.

Amazing Tool!
Entrata makes everything super easy to keep track of but was very difficult to learn how to use all of it's features. Not everything is straight forward like viewing the application portal of guarantors and sorting applications and leases by days open. But rent payment tracking and general leasing is super easy to use and has a lot of features in the guest cards that allow for a quick glance to see what step they are on.

I love how easy most things are to do in Entrata. From leasing to rent tracking, it makes all daily management tasks super easy. I also really enjoy the visual aspects of the leasing and rent tracking. It makes it super easy to glance at a guest card to see what step they are on.
Inconvénients
It has a very difficult learning curve. New staff struggle to grasp how to use Entrata for a couple weeks. Even then, it will take about a year until you master everything you are able to do. Also have some filters missing form the search function like number or an application or lease was open for.

Entrata syncs all of our data across the community management experience creating a seamless experience when other products create double or triple work.
Inconvénients
The only complaint I have for entrata would be every once in a while a text message won't generate correctly in my message center. Not a real issue though.

Overall the team is great, we had a few hiccups in the beginning of our roll out but with the number of properties we are migrating it was expected and all issues that arose were resolved timely.
Avantages
Software is user friendly, easy to use and navigate.
Inconvénients
Currently they cannot remit payments directly to out vendors, their development team is working on it and hopefully it will be available in the next year. We are using an outside product for invoices, payments etc.

Depends On Your Goals
Overall Entrata attempts to consolidate functions and create a more seamless user interface and navigation, however this has been at the expense of having less powerful software (in relation to competitors). I think Entrata would be best suited for smaller properties.
Avantages
Entrata has many small functions that come in handy, such as report styles, package management, and ease of assisting residents with their online ResidentPortal account.
Inconvénients
Unfortunately, I found Entrata to have minor glitches when trying to manage a large volume of properties or units. There have been compatibility issues with various platforms from the resident's perspective, and things like the "leasing workflow" and synchronization with other property management software like Yardi presents many obstacles/inaccuracies, especially with certain formats of Yardi Voyager.

Customer Support is iffy

I enjoy that all aspects of property management are in sync with leasing, maintenance, reporting, and accounting all in one software.
Inconvénients
Customer service is not consistent and larger issues often don't get addressed. It seems like development team does not address bugs or glitches timely or ever. Specifically we have wanted to implement the PO system, but for close to 6 months this part of the software does not work (trying to import a catalog of PO items does not work). "Development team" has been looking into this for the entire 5-6 months and despite multiple follow-ups, there has been no changes or developments in this issue.Also - the "Gain Loss on Lease" and GPR does not make sense often and cannot be made sense of. When asking for support on how a number was determined, the support team does not offer much/any help.Lastly, customization of pricing through editing the pricing matrix on the "Pricing Dashboard" is clunky and inefficient.

Entrata is customer support driven, is the best overall user experience and great value for the software. I highly recommend Entrata if you are considering switching to a technologically more advance software. I have used Yardi, MRI, AppFolio, Propertyware, QuickBooks, JD Edwards and more.

Custom financial reporting is not robust enough for companies with higher lever reporting requires than basic Income Statement & Balance Sheet.

Inconvénients
Technical support has declined as the company grew and with covid. I noticed such decline in the past 2 years. We have been using Entrata for the past 7 years or so and it was great.

An industry standard in an industry with room to improve
Considerably better than OneSite. There’s improvements I’d like to see, but I could comfortably recommend Entrata.
Avantages
Entrata has a best-in-class user interface and works reasonably well with mobile devices. Property management software is not known for either of those things, so I was pleasantly surprised. Entrata has a respectable array of features and exceptionally customizable reporting. Entrata makes it easy to pull virtually any data you would need and format it in a way that would be presentable to owners or investors.
Inconvénients
Entrata would probably be near perfect for a conventional housing property manager. Student housing, however, is a little different. College students can create incredibly complex situations that Entrata doesn’t always easily conform to. Entrata might work the way you’d expect to, but students do not. In a perfect world, there would be more property manager input in the programming stage.

Great Product
I love the product and very happy we made the switch, but there is always room for improvement. I am just happy the product continues to evolve.

I love the ease of use. I love that it incorporates many aspects of property management from resident interface to marketing to accounting to asset management.

feature requests are taking longer to get done. Support is difficult to get as you have to constantly reiterate issues.

In the industry, the best software out there. Has its quirks and you need to be detail oriented and patient to set it up but compared to the others, there's no competition. My favorite part are online leasing, the resident portal, and the level of customization and training resources
Inconvénients
Reporting needs to be worked out more, its sometimes not easy to fix an issue or understand why something works the way it does. Setup could also be a bit more intuitive and sometimes the customer support team doesn't have the answers you hope for and you figure it out yourself anyway.

Makes most tasks simpler but some things should be rethought
Overall a nice software package to work with but customer service can be extremely slow to respond to tickets and sometimes seems to take excessively long to offer a resolution to same. Would like to see them pack in more features such as the ability to require the attachment of items to lease documentation as part of the signing process.

Quick and easy access to the resident dashboard to review everything ranging from charges and payment history to repair requests and phone calls to team members.
Inconvénients
I do not like the way parent/children properties are handled when you're dealing with large properties that were built in phases. Often even representatives at Leasing Center aren't versed enough to locate residents between phases. Really need to add functionality to require the resident to upload and attach items to documents. For example on our parking agreement, it would be great if we could ask persons to attach their proof of motor vehicle insurance and motor vehicle registration when completing the document. Docusign has utilized this feature for ages. Despite repeated requests, Entrata is yet to embrace the concept.

Implementation can be a long process and hard to get everyone on board with. Be prepared to work overtime during it.

Nothing to complain about!
So far, I have nothing to complain about. Most of the reports and things that I have been able to do in the software has been pretty smooth and easy to access and use.
Avantages
Most of the tabs are pretty self explanitory and everything seems pretty easy to find. The help has worked out great.

Best Overall Property Management Software
I have been an on-site manger for 10 years and have used several different property management software programs. Entrata is by far my favorite!
Avantages
I love that I can use Entrata for everything. It's easy to navigate and easy to use.
Inconvénients
We used to be able to filer/customize the reports. However, there was an update a few months ago and now everything is locked. The reports are cluttered with useless information making the reports unnecessarily long and cumbersome.

Always improving
Avantages
Entrata makes the multifamily industry so much easier. They are always updating their software with amazing innovation. The settings and features are endless. They have a full time support team, trainers who do daily webinar trainings, as well as the option to come out on site and train, and they also offer a customer success manager who works with you daily to ensure that your company is succesfull while using Entrata.

Because of the large amount of setting and feautre options, Entrata can get messy quickly. They also have struggles at times when it comes to large influxes such as rent week or stundent turn as well as when they release one of their updates every two months.

Avantages
Entrata has a lot of options and is fairly easy to use once you get the hang of it. Support is always quick to get a hold of when calling and they answer or make sure you understand the answers first.
Inconvénients
A lot of things seem to be almost like a domino effect where if you choose one thing everything down the row is set and it's very moldable to adjust. I know this makes things easy with almost one or two clicks. I have sent in some request feature ideas but I have not seen them on their update emails yet.

Entrata is Good
Entrata is basicly good for our property management.
Avantages
The Entrata reporting is good for me and the Resident Portal and Website Service are good for online activities.
Inconvénients
The Leasing Center Service is not so good.

Objectively a 9.5/10
Almost a perfect 10, great support, and I loved our onboarding team. They have set us up with a wonderful CSM. The only speed bump we have hit was with migration, however I am not sure there is a better process and it may just be painful for everyone.
Avantages
Ease of use, and the abundance of help/support Entrata provides. Written materials, videos, and live training courses. Not to mention a USEFUL support staff.
Inconvénients
Like other property management software, it isn't 100% bug-free.

Avantages
What I really like about the software is that it was very easy to use and accurate.

What I least liked the most is that it took too long to update in the system letting us know which apartments were still available and which all apartments were occupied

Entrata - So user friendly
I love Entrata. I am glad we use it over other property management software's.
Avantages
This software is very forward and self explanatory. Very easy to use and teach. There are not hidden features you have to search for.
Inconvénients
There can be glitches/slow load times when updates are preformed or new items rolled out. They are usually fixed quickly though.

Easiest Software in Property Management
Once you used Entrata you don't want to go back to Yardi or One Site. Entrata is the best software for Property Management.
Avantages
It is not complicated, user friendly. On line trainings are very helpful.
Inconvénients
Some features keep changing most of the time and it can be a bit confusing, but it's ok though, changes are for the better.

Could be tweaked, but overall really good
It's overall good, just some things are 'fixed' when they arent broken.
Avantages
It's most of the time super easy to use! It's straightforward and just what I need for day to day work.
Inconvénients
Checking out packages, whatever was done in the last update, made it super difficult to do so. I now have to find the exact resident instead of look for just the apartment. Also sometimes charges for whatever reason double charge, i've spoke to tech already but still not sure how to fix this issue. Lastly, it no longer shows when manual contacts have been scheduled in the activity log- only the day of when it was scheduled for does it show. Which is frustrating when we're going back to make sure our team does their part in contacting the residents.

One Stop Shop of Property Management Software
Overall Entrata is a great software and the best that I have used in my 7 years in property management.
Avantages
The best part about Entrata is the fact that I do not need any other software. Entrata has everything you need to run your property. From being able to post your available apartments on Craigslist to scanning Invoices and payments. I love not having to have multiple software running at the same time just to do my everyday work.
Inconvénients
Now that I rely on just Entrata, when something goes wrong it can take sometime to fix. This is mainly when it is a small issue that they are unaware of until we have to report it. Sometimes it is fixed rapidly but sometime we are waiting a week or so for the correction.

It has been an amazing experience so far and has made it easier to do my daily & weekly tasks.

Wednesday updates can cause issues from time to time and the time frame to code a new update on the system.

Entrata has a lot to offer
There have been untold benefits with this software. I am limited in the accounting realm, but occasionally tinker around in the resident side of the program. Everything is there and pretty easy to figure out.
Avantages
Entrata is easy to use and has so much functionality that you may not even realize how much it can do for you. Migration for us happened several years ago and it is definitely well planned out and guided.
Inconvénients
Migration was the hardest part, but again we had help so not terrible.
