Communications Point Of View

In general it has been good, guesty has many functions and I have not discovered them all yet but it has been very useful to develop our functions.

Avantages

I really like being able to have access to integrated communication channels in the same channel and the customization of responses and tools to optimize the time and reach of our team and guests.

Inconvénients

The fact that it doesn't update automatically really messes me up a bit. Sometimes it doesn't show me the correct property and having to refresh the page for each chat causes a delay in our daily functions.

Worst Customer service

very bad! customer support does not exist. I would highly recommend using a different service provider

Guesty Review

High level of functionality and staff and good all round service. There are frustrating delays in dealing with issues, customer support cut you off if you do not stay online with them constantly and then the process has to be re opened with another support person. It would be good if we had a group of people managing our account, so that ther eis some familiarity. The price is very high for a South African based company.

Pay for what you get

We have been very happy with the consistency in the service with Guesty and look to integrate more services so we more things are done in a centralised place. There was an issue with technical support and the way they dealt with us but I would say that is getting better. This was purely down to how quickly a ticket was getting closed due to impatience to respond. In this circumstance I didn't like the fact that the customers service is put at a lower importance than the technical support workers time. This isn't a good enough attitude.

Avantages

The ease of use when managing properties at scale. Live calendar syncing is always working and if there are any issues with the software we have technical support always available.

Inconvénients

It is more expensive than competitors but the functions and infrastructure in place in Guesty allows you to justify the cost.

Great but pricey

Customer service is not great, their salespeople want to sell products so they offer special deals and free trials but they end up charging you anyway regardless of the "trial" and not honouring their deals.
Other technical issues get sorted in an OK timeframe.

Avantages

It saves me a lot of time compared to my previous property management systems. The automation is great and the unified inbox works well.
I can pull lots of different reservation reports but there are little to no analytics on the business unless you pay an additional fee per property.

Inconvénients

Its costly and accounting is very complicated and analytics are very limited, everything is an additional expense which is very frustrating.

The worst choice ever

How sad that guesty is selling itself as a working software!!! For me guesty is a big disappointment!!!!
This is the 3rd software what im using, first I used HOSTIFY, i didnt like it, after I used OCTORATE, much better then guesty, and much cheaper too. I had some things what was missing from octorate, thats why i needed a top software to be able to grow, and to have less work, using a great system. When the sales team was selling me this product, [sensitive content hidden] is his name, he told me that Guesty has everything, everything works and now after a bit more then 2 month i can see that this was all a lie. Cheaper products are working better!!!!! DONT BUY THIS SOFTWARE.... I came in because i thought if i pay more i will have a guarantee to have the quality. Im managing more then 60 apartments so I really need a good software.
And nothing like this!!! I HAVE TO CLOSE MANUALLY SINCE 2 MONTH!! for all of my more then 60 apartments each month, because this functionality doesnt work. even when im paying for a special accounting mode...I cant even give an invoice for my guests with them details, my property owners cant see anything on them"landing page", because there is not even owner portal. Tasks are not working, there is no translation (in Spain at least) for messages between me and guests, and sooo on!! Whoever needs more info can contact me!! BIG BIG SCAM, and big big disappointment!!!! Im already looking for another software.

Nothing after my bad experience. They are selling the software as the top of the top, and me naivly i tought if i pay more, i will have the guarantee for the quality. and not at all!!!

As they promised me, they said i could do many things, but i only have a basic multicalendar without option for bulk edition, etc.

Love Guesty 5 Years on

Save your money

Guesty has been the worst decision I have made since I opened my business. Guesty overcharges and under delivers.

Avantages

I liked the layout of Guesty, but that was it.

Inconvénients

No phone number for customer service, due to the time change any questions would take half a day to get a response.

Guesty is a Great Solution for Vacation Rental Management

My overall experience with Guesty has been superb. From the sales agent who negotiated a price within my parameters, to the onboarding team and the support team, I have no complaints. I feel I have a partnership with this company and the main goal is for everyone to succeed.

Avantages

(1) Tech support is awesome. I have monthly meetings with my Guesty success partner which really helps to get the maximum benefit from the software. I have questions, he gets me answers. When I have suggestions for future roll outs, he forwards them to the design team. (2) The company continues to evolve with the demands of their clients. (3) One of the main reasons I switched to Guesty was for the trust accounting component. I need and want everything in one place and Guesty has it. (4) Guesty is always rolling out new features or improving existing features. I love anything that allows me to do what I do better and more efficiently. Working smarter not harder is a primary goal.

Inconvénients

After using 2 other vacation rental platforms, my one con applies to them all, and that is the time it takes to set it up. This is a feature rich platform, so I don't know how it could be made easier or faster. However, Guesty will walk you through every feature to get you set up. It is a process and not an overnight task.

Warning: Guesty Free Trial Disconnects Other Airbnb Management Software!!

I wanted to create a trial booking site with Guesty, but their process required I link my Airbnb listing first so the listing content could be used on my new Guesty booking site. But when I connected, my existing Airbnb connection to a different booking manager was lost, and my entire Airbnb calendar showed as available! I started to get bombarded with bookings for unavailable dates. Disconnecting Airbnb from Guesty's interface wasn't enough... I had to go to Airbnb & remove the connection there too. Then reinstate all my bookings & decline a bunch of booking requests which caused a lot of angst & harmed my Airbnb status (thank goodness I didn't have instant book turned on!!!). All my minimum stay rules were wiped out at the same time (even though they'd been created on Airbnb). At no point did the Guesty free trial advise that Airbnb only allows one property manager software to be linked, and if I connected Guesty, it deleted whatever I'd previously set up. Incredibly unprofessional and hugely inconvenient.

Avantages

Fast setup, easy to understand. Price seemed fair.

Inconvénients

Inflexible process for guest to book is illogical if you're a host with only one property (it too many steps, designed for when there's multiple properties to select from).
The Guesty Airbnb setup DOES NOT WARN YOU that by linking your Airbnb account, you'll lose any other active connections you have with Airbnb.

Stay away from this

Avantages

When it worked and had no issues, it was grerat but it was very rare.

Inconvénients

I am extremely dissatisfied with the level of customer support at Guesty. Response times are significantly delayed, often taking days to address issues, which is further complicated by the use of automated bots that prematurely close out tickets. Additionally, accessing my data has become nearly impossible, as it feels like it's being held hostage. The API performance is also disappointing, with frequent outages that lead to major synchronization issues.

I urge an urgent review and improvement of these critical aspects to enhance user experience.

Long Time User

Better than Lodgify, streamline, and Escapia. However, Guesty is not good for enterprise property managers.

Avantages

Integrates with AirBnB very well. [sensitive content hidden] is a rockstar.

Inconvénients

Accounting sucks, not past data for cancelled reservations or homes that have off-boarded, slow to update key API connections.

Generally OK

We accept that Guesty is as good as most of the solutions out there and you can spend a lot of time seeking comparable alternatives. It can be a significantly expensive option so we continue to consider alternatives.

Rapid support and solutions to issues raised can be problematic. Annual costs can be very significant and cannot be ignored

I think the cost is high compared to competitors in the market - I beleive it to be the market leader so hapy to pay for a quality product.

Robust for medium to large companies

My experience with Guesty has been really good, the customer support usually gets back to us within 24 hours and it's a real person (via email), it checks all the boxes for features we use and it gets the job done.

Avantages

It's robust, has a lot of features that a lot of the other guys don't have yet, like inbox assignment, ability to see listing info from the app, and you're able to click into the guest profile.

Inconvénients

There were a lot of hiccups when we first started with Guesty but it's grown into a great machine, however there is a cost for that. So you'll definitely pay more than the other guys, it just depends on what features you need. I don't really like it when they roll out new features that take away other features I liked.

No PM software is perfect

Overall, the experience is positive and Guesty offers the best option for what our company needs.

Avantages

The customer service team is the best part about Guesty. They are very quick to respond and help.

Inconvénients

I don't love the automations feature for communicating w/guests. It is confusing and seems overkill. It is not easy w/70+properties with different needs and multiple platforms.

Worst service ever

I greatly despise this company and would never do business with them, or recommend them to anybody. There are several other options that are way better. I would use anybody, but this company has most of them have all the same features, but most likely have a staff that actually cares about what they are doing. The [sensitive content hidden] of this company Obviously set the tone that the only thing they care about is profits and it shows their whole team. Good luck trying to get something done with them or get good customer service.

Avantages

They have many apps that you can integrate with and use for your properties especially if you just do regular vacation rentals.

Inconvénients

The integration process was a nightmare they bought our previous company Kigo, and stopped supporting it and forced us to switch over. We had a catastrophic nightmare integration with Vrbo, which would’ve put us out of business. If we didn’t think fast and change the whole nature of our business, nobody over there cares about anything none of the employees are the least bit concerned with anything. They could care less about you as a client.

Reliable and easy-to-use channel manager

Very good. The customer service is excellent and having a dedicated person allocated to me makes a difference.

Avantages

It is very easy to use and makes it easy to manage my portfolio of properties. The accounting module saves me many hours a month!

Inconvénients

The pricing. They could offer more bundled packages to make using other products in the suite more affordable.

WORST APP AND CUSTOMER SERVICE I'VE EVER ENCOUNTERED

Overall i felt like i was Beta testing their app for them. THe calendar function on my phone never worked correctly, i was not able to manage bookings in their app, i never recieved push notifications to let me know there was new activity, you will have to manually handle collecting payments yourself. DO NOT USE THIS COMPANY!

Avantages

Syncing Airbnb was very easy but the other vendors took weeks and it made a huge mess of my calendar which resulted in double bookings.

Inconvénients

Customer service: there is no phone number, they create a ticket for each issue you ahve so if you ahve more than one, which i had about 6, i had a ticket for each issue. I never heard back from the same person and never succeeded in fixing any of the issues I had.

Guesty is the ONLY software you should use

Having tried three other software solutions (Loodgix, Streamline, MyVR), I can confidently say that the team at Guesty and my account manager [sensitive content hidden] is the ONLY software you need to consider. Their platform is not just user-friendly; it's a hospitality powerhouse. Managing bookings and communicating with guests, accounting, lock management, distribution channel management, Merchant service, automations and more are a breeze.

What sets Guesty apart is their unmatched customer service. They are always easy to reach, and their team genuinely cares about their hosts. The level of support and attention they provide is unparalleled.

In the world of property management, Guesty is my go-to. I wouldn't think about switching – they've redefined the hosting experience with their hospitality-centric approach. If you want a software partner that truly values its hosts, look no further than Guesty.

Avantages

Guesty is easy to use, has the best UI, hundreds of quality of life features most channel managers do not have, almost 0 limitations. The list goes on. I have my own account manager [sensitive content hidden] that we have biweekly meetings scheduled to go over new features, questions, etc.

Inconvénients

There is not one thing I have negative to say. If I ever have an issue, they most likely have an answer or a workaround.

False Advertisement simply.

Guesty does NOT have SUPPORT. Though the sales team are "escalating the issue" or "handling it" or "contacting support on our behalf". All we have are messages saying to put a payment processor. We asked for a direct call with support to address these serious issues. The Answer: Support is "evaluating the best way to get back to you regarding that" . Yup...They don't know about phones, direct emails, Google Meet, Zoom, Face time, Whatsapp Video etc...They're evaluating!One thing that DOES WORK though...is INVOICING. We've been invoiced:1- An integration that still has not happened2- Monthly invoices for a software that is costing us tons of time and moneyAnyway.. Now with HOSTAWAY and they are honest and know their product.

The advertising was great but reality did not measure up.

Simply put...False advertisement.I have been a Vacation Rental Manager for the last 15 years and have used a large array of channel software. We decided the switch to Guesty in October . It was a tight decision between Hostaway and Guesty. We do not use a payment pocessor.We went with Guesty. It has now been a few months and nothing we were told about the aspects of the software is true in our case.Guesty does NOT have a UNIFIED INBOX. Website and Vrbo not covered.Guesty does NOT manage BOOKINGS. You cannot set up reminders for upcoming balance based on your booking schedule. It has to be done manually. Guesty is NOT SAFE. While on a chat with a guest, the chat of another guest appeared! So guest information is not even safe.Guesty is NOT a CHANNEL MANAGER . Special price variations like short stays do not populate to all channels. Only to our website and not other channels. Bummer. Guesty does NOT work without a payment processor. Even though we precised this and were assured it would work.Guesty does NOT CALCULATE booking payments. INTEGRATION does NOT take 5 weeks.

Look no further, Guesty is the clear choice!

Avantages

Guesty has gone above and beyond to tailor their services to our unique needs. Everyone we work with has been fantastic--namely our onboarder [sensitive content hidden]. Additionally, Guesty's Help Center is truly unmatched--it's next to impossible to find an issue they don't have an article to support.

Inconvénients

Not really a true "con", but since we do 30-day minimum stays only, having the ability to use Price Optimizer by month versus nighly adjustments would be nice.

User-friendly and wonderful customer support

My experience with Guesty was amazing - from distribution up to managing our reservations, everything is great! The live chat function makes everything convenient.

Avantages

What I like about Guesty is that it's very user-friendly and has all the features and functions you would need. Customer support is great, and it can be used with a huge number of third-party tools.

Inconvénients

They can do better at pricing by implementing better customization for their rate strategies. They can improve their monthly pricing capabilities similarly to most pricing software, where you can do both STR, monthly, or long-term pricing.

Best Vacation Rental Software

My overall experience has been a great one!

There are so many things. Guesty is the best! There is nothing I need to accomplish with airbnb that Guesty does not provide.

Inconvénients

I can't think of anything really. I had an issue with connecting vrbo to my Guesty account but this was taken care of within a few days.

Brilliant Service

Guesty has been a truly fantastic short term management tool. As an organization that deals with over 50 properties, automating payment and check in instructions alone makes this platform well worth the cost. Our onboarding representative [sensitive content hidden] was brilliant during the onboarding process and the hand-off to our now current success manager [sensitive content hidden] has been flawless. We truly enjoy working with [sensitive content hidden] and feel she has truly had our best interests in mind as a business and as professionals. Guesty is the gold standard for vacation rental property managers

There is a reason Guesty is one of the most funded PMS companies in the vacation rental industry. They are the trail blazers and gold standard when it comes to property management software. From the amazing hands on support, to the stability of the software, I am so happy we made the decision to use Guesty.

Avantages

- Dedicated account rep (shout out [sensitive content hidden]🤘) and great around the clock support team - Guesty has all the features a professional property manager needs. We have vetted and used countless other solutions and all of them were missing or weak in at least one area. Guesty has everything we need and more. - The Analytics addon is great and gives our business the clarity we have been looking for on a number of metrics from financials to reviews.- Onobarding onto the Guesty from our previous providor was also great. We were able to easily export our existing reservations and move them over.- The mobile app is great as well, our reservations team lives there and is able to answer guest messages from anywhere. - We have not had any calendar syncing issues acrosss multiple platforms and can rely on having up to date calendars as well as integrating with other softwares like Wheelhouse for our pricing or Breezeway for cleans.

Inconvénients

- The Guesty team has already been made aware and is pledging to roll out some updates, but currently we do not have as much control over reservaiton financials as we had with other platform. We are excited for some updates here. - We came into the relationship knowing about it, but for the unsuspecting user, there is an upsell on every turn. I'm not mad about it, Guesty is a venture backed company that needs to show returns, but just be aware there will always be an upsell, even for some things that other platforms may include in the core package.

Dappled Light's team LOVES Guesty

Austin & Peta have been great account managers throughout our entire Guesty Journey! Systems are great and we have been partners for 6 years and counting.

Pilot programs can take time to kick off, but mostly once running they work well.

Be Careful Of Hidden Costs, Lack Of Support, And Billing Issues

Buyer beware. Although the functionality is good, the onboarding people are not transparent with costs. With VRBO and direct booking, it is necessary to set up a payment processor, which in my case I had to set up 5 for 5 different LLCs. Guesty encourages you to use Guesty Pay, which in my case I had to pay 5 different activation fees of $50 I wasn't aware of, as well as a $20 monthly fee on top of 10% processing fees. They basically are telling me too bad I should have read the disclosure closer. There is a lot to do to onboard and I missed it. Guesty is relentless about encouraging nervous new users to buy there add ons. I also have my 5 different LLCs set up to be billed for Guesty Management Software separately, and they keep billing one account, which causes overdraft issues. I keep getting the run around saying they are aware of the issue, and are forwarding to the correct team - BUT IT HAS BEEN OVER 3 MONTHS WITH NO HELP.

Avantages

I like the synchronization of channels, and the calendar.

Inconvénients

Not an easy way to share calendar with cleaner unless they use the app. Unified inbox is glitchy with VRBO. Guesty tries too aggressively to push their products on you, without transparency of costs. They have billed the wrong account several months in a row. Customer support is very slow on some matters.

The support we get when we have questions or issues is GREAT. They reply so fast and do their best to help.
I also like the design and layout of the platform

Inconvénients

The fact that information changes place - sometimes custom fields are moved for example. Also, when you try to edit more than 2 custom fields at a time, it will not save.

Guesty sucks

It was horrible, can't even connect to vrbo and they advertise as it's easy to do so but it a headache just to get set up

Some functionalities and interface are not bad

Don’t Use Guesty

I think has been one of the most disappointing customer service experiences I’ve ever had. Unfortunately I will never consider using this platform again.

Avantages

Initially, it was very easy to set up and integrate with my Airbnb listings.

Inconvénients

The free trial ended, and my Airbnb listings were still linked to Guesty. This was interfering with my booking settings and causing havoc with our booking calendar. When I logged in there were limited settings due to the free trial ending, and it would not let me unlink Guesty from my Airbnb account. I contacted customer service. They were unable to unlink the accounts on their end, but assured me that if I reactivated my account by paying for a subscription, I would be refunded. Upon completion I reached out again and now they have informed me that I will not be refunded.

Great PMS for Vacation Rentals

The system is amazing and is perfect for business models that cater to short-term rentals / Vacation rentals.

Inconvénients

- The interface needs improvement to be user-friendly. - Adjusting rates for multiple listings under the same category should be easier instead of having to manually adjust it per listing

Awesome Property Management System

Avantages

Guesty is a great property management system, it is very user friendly and handles most of out day-to-day operations like a breeze. It is a great system that offers so much more than meets the eye. Fantastic CRM

The system was easy to learn but does need further development to be 5/5. [sensitive content hidden]
however our CRM gets a 10/5 ( I know not possible but it is true) he is amazing.
